Os imóveis alugados: inquilino, valor, vencimento, prazo, índice de reajuste e garantia. O recebimento de cada mês nasce sozinho, o reajuste é sugerido no aniversário e o fim do contrato e o atraso viram aviso.

Inquilino*Nome de quem aluga.
CPF/CNPJ do inquilinoInquilino pessoa física: o aluguel entra no carnê-leão. Pessoa jurídica: a retenção é dela.
TelefonePara o aviso de atraso.

Aluguel*O valor mensal atual. O reajuste aplicado muda este campo e o recebimento mensal.
Vence todo dia*Dia do mês em que o aluguel vence (31 num mês de 30 vira 30).

The receipt is created by itself
When the contract is saved, Tenka creates the rent recurring rule (amount, day, account, property center, until the contract end). Rents receivable appear in the entries, the forecast and the owner monthly tax.
Rules
Adjustment on the anniversary
One year after the start (or the last adjustment) the contract becomes pending. The record shows the index accumulated in the period and the new amount; "Apply adjustment" changes the contract and the monthly receipt.
The notices
Everyone on the account is notified of a pending adjustment, of a contract ending in 60 days and of an overdue rent not received.
What the contract does on its own
With property, tenant, amount, due day, account and category, saving creates the recurring rule that posts the rent every month to the property's center. On the anniversary, "Apply adjustment" uses the chosen index accumulated since the last adjustment (or since the contract start).

Pode: o reajuste no aniversário aplica o índice do contrato e gera o recebimento do mês com o valor novo; se negociou outro valor, altere o contrato e os próximos recebimentos saem corrigidos. O que já foi gerado permanece — ajuste o título do mês se preciso.
